Rental conditions for holiday apartments

  1. The holiday apartments are privately owned and are rented out on behalf of the owners.
  2. Apartments can be taken over on the day of arrival from 4 p.m. at the earliest and must be vacated by 10 a.m. on the day of departure.
  3. The apartment may not be occupied by more people than stated in the rental contract.
  4. The rental prices include: rent, energy costs such as heating, hot water, electricity and TV.
    Charged separately are costs such as: visitor’s tax, cleaning of used linen, any telephone charges and damage caused.
    These costs are to be paid in our office on the Thursday before departure (office hours: 8.00-11.45 a.m. and 2.00-5.00 p.m.).
  5. Cancellation costs amount to 30% of the total rent in all cases. If no replacement tenant can be found for the reserved period, the full rent is owed. The tenant has the right to propose a reasonable replacement tenant. Tenant and replacement tenant are jointly liable for the rent. If the stay is cut short, the full rent also remains owed.
  6. Tenants are asked to avoid any noise that could disturb the neighbours.
  7. Charging electric vehicles in the underground garages is not permitted. Public charging stations can be found at the Rothorn and Clavadoiras car parks.
  8. Any missing or defective inventory items as well as inadequate cleaning must be reported to the management immediately upon arrival or on the first working day thereafter. Otherwise it is assumed that the holiday apartment and its inventory were in good, complete and clean condition. The tenant is liable for any damage caused by the tenant. Smoking in the apartments is prohibited. Smokers are asked to smoke on the terrace/balcony or outside, not in the house. Chair cushions and lounger pads must be brought inside when not in use. Any additional cleaning fees caused by this will be charged to the tenant.
  9. The tenant undertakes to hand over the property in perfect, broom-clean condition on the day of departure. Used bed linen must be removed from pillows, duvets and mattresses; all used dishes must be cleaned or placed in the dishwasher and the dishwasher started. Please dispose of rubbish using the yellow official bags (bag fee).
  10. Bringing pets is subject to a fee (CHF 35 per dog / stay), is not allowed in all apartments and therefore requires the landlord’s consent. If a dog is brought along, the tenant undertakes to ensure that its “business” is done outside the garden or property of the rental object. Care must also be taken that neighbours are not disturbed by the dog (e.g. loud or frequent barking). The tenant is liable for damage caused by the dog (e.g. to doors).
  11. When booking a holiday apartment, we recommend taking out cancellation insurance.
  12. With the signing of the rental contract by both parties, the tenancy is deemed concluded and the tenant accepts these rental conditions.
  13. Where this contract contains no special provisions, Articles 253 to 274 of the Swiss Code of Obligations (CO) apply. The place of jurisdiction for any disputes arising from this contract is the location of the rental object. Swiss law applies.
