Rental terms for holiday apartments

The following terms apply to the letting of our holiday apartments in Lenzerheide.

  1. The holiday apartments are condominium apartments let on behalf of the owners.
  2. The apartments can be taken over on the day of arrival from 4 pm at the earliest and must be vacated by 10 am on the day of departure.
  3. The apartment may not be occupied by more persons than listed in the rental agreement.
  4. The rental prices of the holiday apartments include: rent, energy costs such as heating, hot water, electricity and TV. Visitor's taxes (from 16 years) and linen are charged with the booking. Only any telephone charges and damage caused are billed separately.
  5. The entire amount is paid in advance: 50 % within 14 days of booking, the remaining 50 % no later than 14 days before arrival. For bookings received less than 14 days before arrival, the entire amount is due immediately.
  6. The cancellation costs amount in every case to 30 % of the total rental amount. If no replacement tenant can be found for the reserved period, the entire rental amount is owed. The tenant has the right to propose a reasonable replacement tenant. Tenant and replacement tenant are jointly and severally liable for the rent. In the event of early termination of the stay, the entire rent likewise remains owed.
  7. Tenants are requested to avoid any noise that could disturb the neighbours.
  8. Charging electric vehicles in the underground garages is not permitted. You will find public charging stations at the Rothorn and Clavadoiras car parks.
  9. Any missing or defective inventory items as well as inadequate cleaning must be reported to the management immediately on moving in, or on the first working day thereafter. Otherwise it is assumed that the holiday apartment including inventory was in a good, complete and clean condition. The tenant is liable for any damage caused by the tenant. Smoking in the apartments is prohibited. Smokers are asked to smoke on the terrace/balcony or outside and not in the house.
  10. The tenant undertakes to hand over the property in perfect condition and broom-clean on the day of departure. Used bed linen is to be removed from pillows, blankets and mattresses; all used crockery is to be cleaned or put into the dishwasher and the dishwasher started. We ask you to dispose of the rubbish using the yellow waste bags (bag charge).
  11. Bringing pets is subject to a charge (CHF 35 per dog / stay), is not permitted in all apartments and can therefore only be allowed with the landlord's consent. If a dog is brought along, the tenant undertakes to ensure that its «business» is done outside the garden or the grounds of the rental property. Furthermore, care must be taken that the neighbours are not disturbed by the dog (e.g. loud or frequent barking). The tenant is liable for any damage caused by the pet.
  12. When booking a holiday apartment we recommend taking out cancellation insurance.
  13. With the signing of the rental agreement by both parties, the tenancy is deemed concluded and the tenant accepts the rental terms set out here.
  14. Where this contract contains no special provisions, Articles 253 to 274 of the Swiss Code of Obligations (CO) apply. For any disputes arising from this contract, the place of the rental property is the place of jurisdiction. Swiss law applies.
